Advantages of Torrens System

=Torrens system purportedly offered advantages over the Recording system because it cleared clouded titles thereby promoting land marketability and development.
=Much of the early motivation for Torrens registration in the United States was to promote land development during periods of rapid urbanization, e.g., used extensively after the great Chicago Fire of 1871 when the public land records were destroyed.
=Land registration has been used to clarify boundaries when early property lines became blurred or historical surveying techniques were found to be unreliable.
=The Torrens system protects absentee owners against loss of their land to “squatters” under adverse possession statutes.
=The Torrens system is arguably efficiency enhancing.

What I understand before system torrens, our nation is using Deed system.
Even today you can see in certain agreement, lawyer still use this "wording".

I just back from vacation and I was given a "special" task in handling a joint venture
development by my mother-in-laws for a small piece of land in Muar.

The developer give us 3 set of agreements and one of them I notice that is Deed
Agreement....

This is my first time in dealing joint venture development and lot of things I
learn from lawyer koh on this morning. There are 2 types of PA (Pemegeang Amanah)-
General and specific. We need to clarify in agreement before sign...ok..back to deed system.

In deed system, there are a lot of hidden informations which can not view from the documents.
There is no proper document recorded in Deed system....I think you have mentioned all the advantages.

However, this system torrens will be fail if 3 main parties do not carry out their work properly.
The 3 main parties are PTG/Land Office, JUPEM and Licensed Land Surveyor.

I do not know whether I show u one of my case. After convert from QT to FT, the land short of
1 acre. if u are the land owner.....will u complain and make noise.....this is one of the failure of system Torrens.

This system is perfect but need supporting from above mentioned parties.
